"Gray-Shell" means the unit is without flooring, wall coverings, appliances, lighting and other interior-design elements. So basically it is like a box whether concrete or not depending on where you live. If you purchase or rent it in that condition you are either responsible to put all those things in or you may be able to workout some sort of an allowance from the landlord.
