A quitclaim deed is a legal document in which the grantor--or creator of the document--disclaims his interest in a piece of property. He therefore surrenders his share of that property to the grantee. With a quitclaim deed, there is no guarantee that the property is free and clear. Many quitclaim deeds are a result of divorce.
