  • I don't think they can tell you what to do with your garage, but they might have a restriction about parking your car in the driveway or on the street. If you don't have a car, then use the garage any way you see fit!
  • 1) Usually, there are specific rules about this in the HOA rules, and you have to comply to those rules. There are various reasons why the HOA could forbid the use of garages as personal storage (for instance fire security) and not have more cars than necessary on the streets (not enough parking places). The bottom line is that: - it is a community, and the community makes the rules - if you are a renter, you are not the one who makes those rules: the owners do. But you have generally to follow those rules. 2) "The real issue is that there is not enough parking in most townhome sections. The guidlines for the required parking spaces does not reflect needs and present usage. I am not saying that the shortage justifies parking in fire lanes. However, is there a way to make more parking spaces?" "You may not think its not a safety issue, but I do. When kids are forced to ride their bikes into the street than stay on the sidewalk that becomes a safety issue. I often see neighbors double park in their driveway blocking the sidewalk when 40 feet away is empty spaces. Even if when the lot is full, its only a 30 second walk to the end of the street where there is parking for a hundred cars. They are lazy and they don't care, that's the bottom line in my opinion. I could care less if the towing company damages their car. Take it up with the company and next time don't park illegally. When there's no spaces I don't double park, I park at the end of the street and use my feet. No reason others can't do the same." "It's always choices. Its simple truth that most people chose to use their garage (which was built for cars) for extra space rather then for their car. Well then one must live with the result of those choices - not complain parking standards are out of date." GARAGES, VEHICLES AND PARKING "1. Storage in garages, which does not permit maximum vehicular parking, is prohibited. All residents shall use their garages and/or parking spaces for the parking of passenger vehicles. Example: If you own three cars and have a two-car garage, you must park two cars in the garage. If you own three or more cars and you have a three-car garage, you must park three cars in the garage. No garage shall be converted to any use that prevents the storage of the number of automobiles for which it was built. No garage shall be converted or used for living or business purposes. Vehicles should be parked inside garages whenever possible, rather than on driveways or private streets within the community. Garage doors shall be kept closed at all times, except for normal ingress and egress." " "Welcome to the wonderful world of HOA's - IMO it was a mistake not to have read the HOA rules before purchasing the property. Many HOA's are like a dictatorship - they tell you what you can and can not do. They also enforce these rules at their [discretion]." Which they say we must park all operating cars in it and not use it for storage. In fact, I just received a notice that I can't use my garage for storage or I will get a $100 a week penalty. I have half of it for storage and the other side I park my car in it. The storage is nice and neat. I only have one car. They can't fine me for using the rest of it for storage. As far as I'm concerned, they can stick their letter somewhere. lol Everyone got the same letter, and I believe it's intended for people that never park in their garages but use it solely for storing things, recreation etc. Look very carefully at the wording in your CC&R's regarding your garage. And the parking rules and regulations. We noticed in the paperwork that they expect us to use the garage for its intended purpose, but it never quite says what. So people generally tend to ignore it. And one of my close neighbors has a boat in his garage, tools, and uses the rest for storage and recreation for the kids, and parks his 2 trucks and a car in the guest lot. Be careful of some of the homeowners on the board of directors. We have some really nitpicky types on our's and they want to play God with us all and dictate how we live, etc. I always thought the purpose of a HOA was to make sure our houses weren't eyesores, etc, but now I know they really exist to cause problems and fine as many people as they can so they have a nice cash reserve for whatever they use it for." "Where we live, the renters must follow the same rules the homeowners do. The owners must give their renters the rules, and the renter agree's to abide by them. Most renters in our area do not follow the rules, so it results in lots of fines for the owners of the rentals."
