  • If it's an just an estimate, then there is no contract. However, for contracts that are based on estimates, there should be a cluase that states if the estimate is over a specific amount or percentage, then the lender should have to notify you before the contractual signing. If the contract is already signed and the terms are already agreed upon, then the contract is considered valid, no matter what the estimate states.
