I have a house that I just built for 340,000. I will sell it for 470,000. I have not lived in the house. How much will I have to pay in capital gains? How much will I save if I live in it for one year?

I am interested in buying the house I rent. The owner paid $213k wants $300k price. Owner said I cannot go lower than $300,000. I have never lived in the house, I would have to pay a capital gains tax" Is that a valid excuse 2 b firm on $300k or a fib?
